Six town centres, six different feels
Surrey City Centre (Whalley) is the dense, fast-changing core around King George Station, with towers, SFU's Surrey campus, and the most transit in the city. Guildford is established and family-heavy around the mall. Fleetwood is quieter and largely single-family, and is changing fast as SkyTrain pushes east along Fraser Highway.
Newton is one of the most culturally diverse parts of Metro Vancouver, with some of the best food and grocery shopping in the region. Cloverdale keeps a small-town, semi-rural feel around its historic centre. South Surrey and Grandview Heights skew newer and more expensive, closer to White Rock and the border.
Getting around
The Expo Line currently ends at King George Station. The Surrey Langley SkyTrain extension is under construction along Fraser Highway, which is already reshaping property values and traffic along that corridor. If you are buying near a future station, expect construction disruption before you get the benefit.
Beyond transit, Surrey runs on Highway 1, Highway 10, Highway 99, and King George Boulevard. Surrey is a large city by area, and a cross-Surrey trip at rush hour can take longer than getting from Whalley to downtown Vancouver. Check the actual commute at the actual hour before you sign.
What moving day actually looks like here
Surrey moves are usually more straightforward than downtown moves. Real driveways, room for the truck, and far fewer elevator bookings. The exceptions are townhouse complexes and the newer condo towers in City Centre, where internal lanes can be tight for a five-ton truck and the strata still controls elevator times and move-in windows.
If you are moving into new construction, confirm the occupancy date is firm before you book anything. Completion dates slip regularly, and a truck loaded with your house is an expensive place to discover that. We can hold your goods in storage for a few days if a completion moves, but it is much cheaper to plan for the possibility than to react to it.
What your money buys here
The honest reason most people move to Surrey is space. Surrey generally gets you more square footage, a yard, and parking for the same money that buys a condo closer in. Newton and Whalley tend to be the most affordable, South Surrey and Grandview Heights the least.
That trade shows up in the moves themselves. Bigger homes, more boxes, and far more garage, shed, and storage-room contents than a downtown job. If you are coming from an apartment, budget for the fact that a house absorbs more than you expect, and that packing a garage takes longer than packing a bedroom.
Timing your move
Month end is the crunch here as everywhere in the region, and summer is the busiest stretch. Surrey has an extra wrinkle: a lot of moves here are tied to new-build completions, which cluster at month end and slip more often than resale closings do.
If you can move mid-month, do. If you are tied to a completion date, book early and ask your mover what happens if the date moves. A clear answer to that question before you book is worth more than a slightly cheaper hourly rate.

A three or four bedroom house is typically a full day, sometimes more if there is a packed garage or a lot of outdoor equipment.
