Three communities, one city
Ladner is the historic village core: heritage houses, a working fishing harbour, farmland at the edges, and a genuinely small-town main street. Tsawwassen sits south toward the US border and the ferry terminal, with beaches, Boundary Bay, and a quieter, largely residential feel that attracts a lot of retirees and families.
North Delta is the most suburban and the most connected to Surrey, with easier access to Highway 91 and the rest of the region. It is generally the most affordable of the three, and the most convenient if you commute east or north rather than into Vancouver.
Getting around
Delta has no SkyTrain. Most commuters drive Highway 99 through the George Massey Tunnel or take Highway 91, and transit riders bus to Bridgeport Station in Richmond to pick up the Canada Line. The tunnel is the region's best-known bottleneck, and a replacement crossing has been in planning for years.
Tsawwassen also hosts the BC Ferries terminal for Vancouver Island and the Gulf Islands, plus Deltaport. If you live nearby you learn the sailing schedule quickly, because terminal traffic sets the rhythm of Highway 17 on weekends and holidays.
What moving day actually looks like here
Delta moves are generally straightforward: wide residential streets, real driveways, detached homes, and very few elevator bookings. The complications here are timing rather than access.
Around Tsawwassen we plan arrival and departure around ferry traffic, especially on summer weekends and long weekends when Highway 17 backs up well before the terminal. Ladner's older village streets are narrower than the rest of Delta, and some heritage homes there have the tight staircases and doorways that come with their age. Rural and farm addresses out toward Westham Island need a quick access check before the truck rolls, since not every driveway takes a five-ton.
Housing and daily life
Delta is mostly detached houses on larger lots, with newer townhouse and condo development concentrated in Tsawwassen and North Delta. It is quieter than Surrey or Richmond, and the trade-off is that you will drive for more things. Tsawwassen Mills and Ladner Village cover most day-to-day shopping.
The other thing newcomers notice is how much of Delta is farmland and conservation area. Boundary Bay, Burns Bog, and the Westham Island farms give it a rural feel that is unusual this close to Vancouver, and it is the main reason people choose it.
Who moves to Delta, and when
Families and downsizers, mostly, plus people who want space and quiet without leaving the Lower Mainland. It is a common destination for households leaving Vancouver or Richmond once square footage matters more than nightlife.
